How Multigenerational Households are Shaping Modern Real Estate Needs

Many families are now taking advantage of custom home building as a means to create the perfect space for everyone in their family to live comfortably under one roof.

With nearly one in five Americans living in a multigenerational household, the housing market, as well as the role of custom home builders, is taking on a new form to accommodate the modern American family. A 2014 Pew Research survey highlights the way in which 19 percent of the American population lives in multigenerational homes, with factors of economic circumstances keeping more families together under one roof, for longer. For many homeowners and future sellers on the market, this shift has led to a call for home renovations that typically include an open floor plan, first-floor master suites, and additional bathrooms to make their home marketable to these families. However many families are now taking advantage of custom home building as a means to create the perfect space for everyone in their family to live comfortably under one roof.

Separate Living Spaces

In order to comfortably accommodate multiple generations within a household, many custom home builders have turned to floor plans with features separate living spaces, such as multiple suites with separate bathrooms, kitchenettes, and smaller living room areas. This type of floor plan is typically preferred by households with parents and their older kids, otherwise known as ‘boomerang kids’, who may have moved out for school and are returning home to live temporarily as adults.

Single-Level Living

These floor plans have also introduced a rise of single level living, in which bedrooms and bathrooms are now on one level of the home to accommodate older generations that may be living in the home, such as grandparents who may be unable to use stairs regularly. This layout typically takes the form of an adjunct apartment on the first floor, in which a bathroom, living room, bedroom, and kitchenette may all be included in a single, separate living space.

Open Floor Plans

In addition to being a stylish trend of interior design, the function of an open floor plan also helps to accommodate multigenerational living arrangements by creating a single space for everyone in the house to gather between the kitchen and living room. This floor plan is often preferred by families with younger children who require constant supervision, as the open floor plan allows parents to cook, work, or enjoy their kitchen space while also supervising young children in the living room. Open floor plans are also ideal arrangements for families who love to entertain throughout the year, as they can accommodate larger groups of people than a standard living room and kitchen layout.
