Our Process

Building a custom home with Viking Custom Homes is an exciting experience. While every new home construction project differs slightly in scope and length, here are the basics of what to expect when you work with the best Maryland homebuilder to build your custom home.

Sales Agreement

You’ve decided that Viking’s homes have the perfect mix of timeless style and unique customization for your family. Great! The home-site and plans that you have selected, along with all of the other decisions you have made to this point, will be included in an in-depth specification sheet. This specification sheet will be a part of the sales agreement Viking Custom Homes will sign with you. Once the agreement is signed, the home-building process will begin.

Develop the Construction Plan: 15-30 Days

Our local architect creates a set of detailed construction plans for every home we build. During this phase, you may be given the opportunity to request additional features or changes before the construction plans are finalized. Before proceeding to the next phase, your sales manager will review the final plans with you.

Develop the Site Plan: 30 Days

Once the construction plan is finished, our team will work with you to properly position your home on your home-site. A surveyor will create a site plan and submit it for approval from the County authority. Home positioning depends on a variety of factors including building restriction lines, grading, and septic field location.

Obtain Building Permit: 30-45 Days

When the approved new home construction site plan is ready, Viking Custom Homes will apply for a building permit with the County and wait for approval.

Selections for Your Custom Home: 60 Days

Viking’s Selections Coordinator will contact you to schedule an appointment. You will have a 60-day period to make final selections on all items for your home by visiting vendors or using the preferred selection materials Viking will provide.

Home-site Stake Out

Around the time we expect to get the building permit, a surveyor will stake out your home-site according to the specifications on the site plan. This will provide a guide for where the excavator will dig your home’s foundation.

Construction: 6-7 Months

Depending on the number of custom energy efficient homes Viking is currently building, we will start the excavation for your home within 2 weeks of building permit approval. The timeframe for your custom home construction will be defined in your sales agreement. Throughout the build process, there are several on-site meetings scheduled for you: pre-construction, electrical, advanced wiring, framing, pre-settlement, and a final walkthrough.

30-Day Inspection

30 days after settlement, your construction manager will contact you to schedule this inspection.

6-Month Inspection

6 months after settlement, your construction manager will contact you to schedule this inspection. We will address any issues that have surfaced since the 30-day inspection. At this stage, issues are typically minor or non-existent.

1-Year Inspection

This will be the final scheduled meeting with Viking Custom Homes to review any warrantable issues that may have surfaced during your first year in your new home construction.

2-Year Warranty Coverage

In the second year of owning your custom home construction, you will be under the coverage of an additional warranty covering the major mechanical systems in your home, including electric, plumbing, heating, and air conditioning.

3 Years and Beyond

In years 3-10 of your custom home, you will still be covered by a structural warranty. Viking Custom Homes loves hearing from our happy customers, so if you have any questions or concerns years after we build your home, you can always reach out.
